Buy or Sell a Utah Investment Property with the Numbers in Front of You

Representation for purchasing and selling investment property in Utah, with a financing-informed view of cash flow, 1031 exchange timing, and the deal math that decides whether it actually works.

Representation for the real estate side of an investment

Investment Property Buying & Selling is the work of representing you on the purchase or sale of a Utah investment property. I help you evaluate whether a deal's rents cover its costs, weigh cash flow and cap rate against recent nearby sales and rents, and coordinate the timing when a 1031 exchange is involved, so the decision is built on the numbers instead of a hunch.

Because my background is in mortgage lending, I look at an investment purchase the way a lender does. That means a realistic read on financing cost, the debt-to-income impact of a rental, and whether the cash flow you are counting on actually holds up after the payment. I do not provide tax, legal, or investment advice, and I do not guarantee returns, cash flow, or appreciation, but I help you see the deal clearly before you commit.

Who investment property representation is for

If you are buying, exchanging into, or selling a rental or investment property in Utah, this service makes sure the real estate side gets evaluated and coordinated with the numbers in mind.

First-time investors

Buyers purchasing their first rental or investment property who want help evaluating whether the deal's numbers actually work before they commit.

Owners doing a 1031 exchange

Investors selling one property and reinvesting into another, where identification and closing deadlines have to line up with the real estate timeline.

Investors growing a portfolio

Buyers adding to an existing portfolio who want a financing-informed read on cash flow, financing cost, and how the next purchase fits the plan.

Investors selling an exit

Owners ready to sell a rental or investment property, with pricing and timing planned around their goal for the proceeds.

Common needs I help investors with

An investment purchase or sale is a numbers decision with a timeline attached. Here is where a financing-informed, coordinated approach tends to make the biggest difference.

If any of these sound familiar, a conversation before you make an offer or list a property can protect your cash flow and your timing.

  • Evaluating whether a rental's rents actually cover its costs and financing
  • Reading a deal's cap rate, cash flow, and financing cost before making an offer
  • Timing a 1031 exchange's identification and closing deadlines with a purchase
  • Coordinating a sale and a reinvestment without missing an exchange deadline
  • Understanding how a rental affects your debt-to-income and financing options
  • Pricing an investment property for sale against recent nearby investor activity

How Victor approaches an investment property

A numbers-first approach built on a financing-informed read, coordinated exchange timing, and a clear line between real estate representation and your tax and legal professionals.

01

Numbers before emotion

I help you look at rent, expenses, cap rate, and financing cost before you fall for the property, so the deal gets evaluated on whether it works, not just whether you like it.

02

A financing-informed read

Victor's 30+ years of mortgage experience means I can look at financing cost, cash flow, and debt-to-income impact the way a lender does, not just as a listing on a page.

03

Coordinated exchange timing

When a 1031 exchange is involved, I coordinate the real estate deadlines with your CPA and qualified intermediary so the sale and the purchase line up.

04

No tax or legal advice

I represent you on the real estate transaction and help coordinate your professionals, but the tax and legal decisions stay with your CPA and attorney.

The math that decides whether a deal works

An investment property is a numbers decision first. Here are the factors I walk through with you before you commit, and what each one actually tells you about the deal.

Rents and gross income

What the property can realistically bring in, based on current rents and nearby market rents, not just the listing's projection.

Operating expenses

Taxes, insurance, management, maintenance, and vacancy reserves, the real costs that come out of gross income before cash flow.

Cap rate

The relationship between net operating income and price, a quick way to compare one investment property against another on the same basis.

Cash flow after financing

What is left after the mortgage payment, the number that tells you whether the property pays for itself or costs you each month.

Debt-to-income impact

How a rental's payment and rents affect your financing, which matters when you are buying with a loan or growing a portfolio.

Resale and appreciation

Recent nearby sales and the property's condition, which shape both the resale plan and whether the price makes sense today.

Good Home Utah does not provide tax, legal, or investment advice, and does not guarantee rental income, property values, appreciation, or investment returns. Deal math is a planning conversation, not a projection or a promise of performance.

A 1031 exchange, on the real estate side

A 1031 exchange has hard identification and closing deadlines. I do not provide tax advice, but I coordinate the real estate timeline with your CPA and qualified intermediary so the sale and the reinvestment line up.

  1. Plan before you sell

Before the sale closes, we line up your CPA and qualified intermediary and talk through what you are trying to reinvest into, so the exchange is set up to work.

  2. Sell the relinquished property

I represent you on the sale, with pricing and timing planned around the exchange clock that starts when the sale closes.

  3. Identify within 45 days

The exchange rules give a limited window to identify replacement properties. I help you search and evaluate candidates against your goal and the deadline.

  4. Close the replacement within 180 days

I coordinate the purchase, the offer, and the deadlines with your intermediary and lender so the replacement property closes inside the exchange window.

Exchange rules, deadlines, and eligibility are set by the IRS and your tax advisors. Good Home Utah coordinates the real estate transaction and does not provide tax or legal advice. Confirm exchange specifics with your CPA and qualified intermediary.

What to bring to an investment property conversation

You do not need a finished spreadsheet to start. If you have any of these, they help us evaluate the deal and coordinate the timing around your real goal.

Unsure on any of it? That is exactly what the conversation is for.

  • Your investment goal, whether cash flow, appreciation, a 1031, or portfolio growth
  • Your budget or a preapproval letter from a lender
  • Any numbers you already have on rent, expenses, or a target property
  • Your CPA and qualified intermediary, if a 1031 exchange is involved
  • Your target timeline and any hard deadlines you are working around
  • Questions about financing, cash flow, or how a rental affects your debt-to-income
